Thermal moisture scan for ice dams, drafts and hidden moisture

A thermal camera shows where heat is escaping and where moisture is likely, so your contractor knows exactly where to look. Best done December through March, on a cold day with the heat running.

What we look for

Ice dams

Warm spots on the roof and at the eaves show where heat from the house is melting the snow, the root cause of most ice dams in Rochester winters.

Drafts and missing insulation

Cold wall bays, leaky windows and doors, and gaps around the attic hatch show up clearly on a cold day.

Likely moisture

Damp drywall, ceilings below ice dams and leaks around windows show as thermal patterns. We check them with a moisture meter where we can.

A pitched roof at night. Uneven warmth across the roof deck is where to look for the heat that melts snow and builds ice dams.

How it works

  1. We scan

Drone thermal of the roof and eaves, plus a handheld thermal camera inside and in the attic. About an hour on site.

  2. Findings report

Each area numbered, with a thermal image and a normal photo side by side.

  3. Your contractor fixes what we found

Air sealing, insulation, ventilation or a leak repair, targeted to the right spots.

  4. We re-scan

The same spots, so you can see the fix worked.

Pricing and timing

Call or text (585) 645-2969 or book online for a quote; most homes and buildings are quoted the same day. Scans need it at least 18°F colder outside than inside, so the season runs roughly December through March.

Common questions

Can a thermal camera find ice dam problems?
It shows where heat is escaping into the roof and attic, which is what melts the snow and causes ice dams. Your contractor uses that to target air sealing, insulation and ventilation.
Do you go on the roof?
No. The roof is scanned by drone. Inside, we only need access to the rooms and the attic hatch.
Is this a home inspection?
No. It's a thermal imaging service. We don't rate the house or recommend repairs; we show where the heat and likely moisture are.
What do I need to do?
Keep the heat running as usual, move furniture a couple of feet off the outside walls, and be home for the visit, about an hour.
